In Pictures: Housing boom continues in downtown’s westside

The air maybe smokey but construction continues at a rapid pace on several large apartment projects in downtown Salt Lake City’s western edge.  There are nearly 1,000 residential units are under construction in the area with another 400 actively proposed.

The largest of the project underway is the mixed-use Hardware District. With almost 1,000 residential units underway or recently completed and 360,000 square feet of proposed commercial space, this project will continue to transform the two blocks just north of The Gateway and North Temple.

Just east of the Hardware District is the 240-unit Skyhouse Apartments.  That project is framed out and beginning exterior work on the northwest corner of North Temple and 300 West.

To the south of Vivint Arena and the Salt Palace Convention Center, the 187-unit Milagro Apartments is nearing completion on the south side of the 200 West block of 200 South.  Just to the south and west of this project is the 87-unit, Pierpont Apartments.  Framing has started on top of the project’s concrete podium at the intersection of 300 West and Pierpont Avenue.

Right on the heels of these four projects, two additional projects should soon be breaking ground soon between 100 South and 200 South in downtown’s western edge.  PEG Development and Clearwater Homes’ PaperBox Lofts Project will add an additional 183 residential units to the area. The Ritchie Group’s Block 67 project, which should be breaking ground once final administrative hurdles are cleared will add 230 residential units in its first phase across 300 West from the PaperBox Lofts project (in addition to 271 hotel rooms).  Block 67’s second phase will be just north of the new AC Marriott Hotel and Milagro Apartments project.  Phase two as currently envisioned would include over 600 additional residential units, 401 additional hotel rooms and over 400,000 square feet of leasable commercial space, assuming city council approves a proposed rezone to allow for additional building height.

Hardware District

The residential portion of SALT Development‘s two-block-long Hardware District development is moving into its final stretch.  The large development sits between North Temple and 300 North and 400 West and the railroad tracks at about 500 West.  The first phase, the 4th West Apartments, are occupied. The second phase, Hardware West is nearing completion. The final residential component, Hardware East is framed out.  There are also two future commercial buildings planned, the 10-story 200,000 square foot Hardware Station building on North Temple east of the North Temple/Guadaloupe TRAX and Frontrunner stations, and Hardware Crossing, a planned four-story 60,000 square foot structure just west of the 4th West Apartments.

The five-story 4th West apartments contain 497 units. The seven-story Hardware West and Hardware East buildings will have 265 and 144 units respectively, for a total of 906 units over the two blocks.

Skyhouse Apartments

At the former site of the North Temple Inn is the Skyhouse Apartments, a six-story residential development that will add another 240 apartment units to the area north of The Gateway.  The project is at the northwest corner of 300 West and North Temple, directly north of the Triad Center and a quick walk to the Arena and North Temple/Guadalupe TRAX and Frontrunner stations.

Milagro Apartments

The Milagro is the final phase of PEG Development‘s project on the south side of the 200 West block of 200 South.  The AC Marriott Hotel to the east opened in April 2018.  The two buildings share parking in the Milagro building.  Work should soon be completed soon on the seven-story, 187-unit apartments which will also include ground-floor retail space.  The two projects sit just south of the the site of the Ritchie Group’s large proposed Block 67 mixed-use project.

Pierpont Apartments

Gardiner Properties’ eight-story 87-unit Pierpont Apartments are rising at the southwest corner of 300 West and Pierpont Ave (250 South).  Framing has begun for the five floors on top of the podium three-story podium.  This is one of four current and potential projects that are within a block of Pioneer Park and each other, including the Milagro Apartments and the proposed PaperBox Lofts and Block 67 projects.
