As 2025 dawns, we wanted to offer a snapshot of current construction in the city, from the street and the sky. Have a look.
IMB Adaptive Reuse – 348 E. South Temple

We broke the news about this office-to-residential conversion of the 1960 IBM building back in August 2023. This project will bring 182 apartments downtown, with the majority of the apartments in the structure directly behind the former office building. The new structure includes a “mostly below-grade” parking garage with 177 stalls. The project was designed by local firm FFKR and Ogden-based Wadman construction is the lead contractor.
Republic II – 51 South 300 East

We first reported on Republic, the Lotus Company’s adjacent 80-unit apartment building back in 2020. The second phase, Republic II, will bring 132 additional units, broken down with studio and one-bedroom floor plans. The Lotus Company is a Building Salt Lake supporter.
Medical Dental Building – 508 South Temple

Developed by ICO, the multifamily arm of Utah-based Ivory Homes, the adaptive-reuse of the 1950s Medical Dental Building is underway at the southeast corner of 500 E and South Temple. This development was originally pitched as a nine-story, 139 unit tower, but height concerns scaled-down the project to five stories and 73 units. The adjacent former medical building will have 39 units. The unit mix will be one penthouse suite, 12 studio, 68 one-bedroom, 24 two-bedroom and seven three-bedroom apartments.
Liberty Duet – 353 East 500 South

Liberty Duet is a 54-unit, market-rate apartment building at 353 East 500 South by locals Cowboy Partners. The project sits directly east of the Public Safety Building on 500 South, a block south of the Library TRAX stop. Its 54 dwellings will all be two-bedroom, two-bath, and be stacked four over one, on .54 acres in RMF-45 zoning. The ground-floor parking podium will contain 48 parking stalls.
Victory Heights – 1060 East 100 South

Victory Heights is a partnership between Brandon Blaser’s BCG Arc Fund, Volunteers of America, and Chris Parker’s Giv Group. The development will reuse the 1956 medical building and add a six-story addition to the west side of the parcel.
The project is a rare affordable housing development on Salt Lake City’s east side, bringing 78 units with rents offered at or below 30% of a person’s income making 50% AMI and 10 units set aside for people making 25% or less AMI. We first reported on this project in August 2023.
G3 Apartments – 634 South 400 West

G3 Apartments is a seven-story apartment building by Lake Union Partners on the north end of the rapidly-developing Granary District. Designed by MVE + Partners, this project will have 184 residential units, 138 parking spaces, and 4,192 square feet of ground floor retail space. This project is oriented towards the forthcoming TRAX line on 400 West.
The Hendrey – 326 West 700 South

Located just west of the Granary main campus we have the Hendrey, a six story, 348 unit market-rate apartment building by Roers Companies. The project was designed by JZW Architects.
Pickle & Hide – 741 South 400 West

The adaptive reuse of the 1893 Utah Pickle Co. building and the 1919 Bissinger & Co Hides building in the Granary District will bring 139 housing units, 50,363 square feet of office space, and 17,058 square feet of retail space. The project is owned by Blaser Ventures, a Building Salt Lake supporter, and is designed by LRK. This project is also oriented facing the forthcoming TRAX line on 400 West, as shown in the above rendering.
The project was required to go through the City’s Design Review process to increase the maximum building height from 60 feet to 89 feet and to reduce the parking requirements from 254 stalls to 163 stalls. We first reported on this project in March 2023.
The Nest at Rio Grande – 382 South Rio Grande Street

Located just south of the Rio Grande Depot at 382 Rio Grande St, The Nest at Rio Grande by W3 will bring 140 studios and 80 one-bedroom apartments, affordable for those making 60% AMI thanks to a $2 million loan from the SLC RDA.
Brix – 233 West 400 South

Topping out at 11-stories, Brix by High Boy Ventures, ajc architects, and Okland Construction will bring 145 market rate apartments, including 56 studios, 40 one-bedoorm, 32 two-bedroom, and 10 three-bedroom apartments Downtown.

We need another photo update on the many projects underway across the city. Projects include Trolley North, Station 424, the Chapter at 900 E. 400 S., and Matson Hill townhomes next door. Also, Liberty Corner, 10 & Elm in Sugar House, and others that are quite large, but there haven’t been any follow-ups on their status in quite some time.
