Developers are pitching a new slate of housing units on an increasingly-developed block near the North Temple corridor in the Fairpark neighborhood.
The building, dubbed the North Star Apartments and located at 145 N. 900 W., would consist of a four story wood structure with 50 apartment units, according to plans submitted to Salt Lake City last week. The area is currently zoned as Urban Neighborhood Transit Station (TSA-UN-C).
Plans indicate the building would be a mix of studios, one, two and three bedroom apartment units, as well as street-facing commercial space on the ground floor. The building would be just over 43 feet in height. The development would be situated on .44 acres of land, as its density would be over 113 units per acre. The project description submitted to the city says the site used to have single-family homes, but the homes have since been demolished.
The North Star building would be located less than a block north of North Temple and would be closest to the Jackson/Euclid Station along the TRAX Green Line. The building would be just across the street from a Rancho Market grocery store.
Because of its proximity to the TRAX line, the development is only slated to have 15 provided parking stalls and 21 shared parking stalls, meeting the required 36 stall total, according to plans submitted online.

According to the building’s TSA application, the building would have at least a handful of affordable housing units. The application says at least 10% but less than 20% of units would be offered to residents making at or below 60% AMI.
If developed, North Star would be the latest apartment building near the intersection of North Temple and 900 West.
Located just to the south are the 9Ten West and the Fair Park Apartments. While the latter was completed a handful of years ago and features only studio units, the former is a 100% affordable housing development with 180 units that’s nearing completion. The 9th Note development is also to the south.
To the northeast of the North Star is the Solis at Jackson Station complex, a 363-unit affordable housing development that opened in January 2024. The entire North Temple corridor continues to be a hotspot for new apartment complexes, especially LIHTC properties.
