Two townhome projects break ground in Sugar House: In Pictures

The Harvey – 501 E 2700 S

First reported on by Building Salt Lake in February 2022, Manifest Development’s 14-unit project, the Harvey, has broken ground in the southwest corner of Sugar House. Once completed, the project will bring eight townhouse-style units, six apartment-style units, and one ground-floor commercial unit to the corner across from Nibley Park Golf Course. Notably, all units, including the ground-floor commercial space, will be listed for sale.

The six apartment-style condo units will range from one to two bedrooms, which the developer claims will fill an unmet need in the local housing market by providing homeownership opportunities at price points lower than median townhouses and single-family detached homes. The building will include 26 parking spaces, accessible via the back alley, as well as indoor bicycle storage.

Highland Row – 2901 S Highland Drive

We first reported on this  townhome project, located on the site of a former laundromat on Highland Drive, in June 2023. Developed and designed by Axis Architects, the 22 townhomes will be listed for lease, largely due to the zoning regulations in place at the time of approval in November 2023, which prohibit attached single-family homes in the CB zone.

The project will divide the 22 townhomes into two buildings, each offering either a one or two car garage facing the alley, with access from Highland Drive. Ten of the townhomes will feature rooftop decks. The developers plan to complete the project by 2025.
