Two new apartment buildings look to soon be under construction along 200 West, bringing over 100 new dwelling units to one of the city’s neighborhoods on the make.
Earlier this month, the Salt Lake City Planning Commission approved both a planned development and design review requests for a new building at 855 South 200 West, which consists of five stories and 35 micro apartment units, with seven units on each floor. Each unit would consist of around 270 square feet.
The building would be just feet from the 900 South TRAX station, and its plans do not include added vehicle parking, but instead bicycle parking inside the building. The TRAX stop services the Blue, Green and Red lines.
The building is zoned for FB-UN2 (Form-based Urban Neighborhood District zone), which is a transit-oriented district that has little to no parking requirements. Residents in the area voiced their concerns about a lack of parking during the planning commission’s public hearing.

Jon Lee of DOT Architecture, the firm that designed the buildings, told the planning commission that an adjacent building, which will also be for apartments, has its building permits, but he wanted to have construction take place on both buildings simultaneously.
The larger building, at 851 South, which would contain 69 micro and one-bedroom units, is directly to the north of the 855 South structure. The 851 project fit within design requirements and did not have to be reviewed by the planning commission. Lee told the commission that the structure would also have a retail space on the ground floor.
Though the micro-unit building was approved, Lee said during the meeting he’s still negotiating with the Salt Lake City Fire Department to resolve the required clear access path around the building. Lee also must submit a lighting plan during the building permit phase.

The Central Ninth neighborhood has seen a number of new housing developments in recent years, including a slate of townhomes, apartment buildings and a number of new businesses along 900 South.
