Developers look to build new townhomes in Central 9th

by | Oct 23, 2024

Developers are moving to convert a vacant lot once home to a single-family house in the Central 9th neighborhood into six new for-sale townhomes under a new proposal submitted to the city.

The two new buildings would include 2.5-story townhomes each with two bedrooms and three bathrooms under the proposal.

The developers wrote that they were looking to add more ownership options within the city through what’s known as missing-middle housing.

“By designing lots without direct street frontage, the development promotes individual homeownership, maximizes land use efficiency, and offers residents a chance to reside in a well-planned community,” the developer, Powell Development Group, wrote.

The developers are going through the city’s planned development process because five of the units wouldn’t have street frontage. The project is immediately next to Jefferson Park in the city’s Ballpark neighborhood.

The new units would be arranged in two, three-unit buildings, with six parking spaces at the rear of the property, according to the documents.

The design is similar to a project at 620 E. 1700 S., which was an early development by TAG SLC.

TAG bought the Goltz property in 2021 and attempted to rezone the property to allow for more density. But the developer faced resistance to the proposal, as the city preferred keeping lower-scale buildings on the remaining residential streets in the Central 9th district.

TAG withdrew the rezone attempt in October 2023 and sold the property to Powell Development Group, whose principal previously worked for TAG, in August.
