A Salt Lake City gastropub could soon have its second location, as members of the Holladay Planning Commission voted earlier this month to move forward with plans for a mixed-use development along Highland Drive.
On May 6, the city’s Planning Commission approved a site plan amendment for Emigration Brewing Company’s new location, which would be located at 5025 Highland Drive. The plans also include an eight-unit residential development behind the planned restaurant.
The site was rezoned from Neighborhood Commercial (NC) to Commercial (C-2) commercial in 2022, and the lot is 1.08 acres total.
The Planning Commission unanimously gave the project favorable recommendations in two votes — a subdivision amendment for the residential units and a conditional use permit for the mixed-use planned unit development (PUD).
Site plans from the May meeting indicate the restaurant would be built on the corner of Highland and East Arbor Lane, and the building would include 4,000 rentable square feet of space on the main floor. The building would also have two additional floors consisting of 3,240 square feet on the second floor and 2,675 square feet on the third.
A total of 29 surface parking stalls would be east of the building. Farther to the east, the plans show the plot would include four twin-home structures, making for eight units total. Each of the eight lots would include between 3,100-3,200 square feet.
Previous plans from March show the two upper floors would be for office space, and the building’s height would be 45 feet. Initially, the plans called for an outdoor patio on the first floor, but more recent plans show that space would now be included in the restaurant’s main space.
After analyzing the proposed changes, Holladay planning and zoning staff determined the proposed mixed-use development complied with city land use regulations with the C-2 zone, as well as finding the updated plans met city requirements to be a PUD. Staff recommended the plans be approved, which the Planning Commission obliged in the vote earlier this month.
The site is currently a vacant lot, though the land was previously home to the Roots Nursery.
Emigration Brewing, which opened in 2019, has alluded to a second location on its website, and the May vote now moves the project forward.
The project will now seek approval from the Holladay City Council. It’s not clear when the council could vote on the proposed development.
