Developer unveils plans for new for-sale townhomes in Central 9th

A developer is moving forward with new plans for a long-vacant corner in Salt Lake City’s Central 9th neighborhood, according to new plans filed with the city this week.

C.W. Urban has submitted plans to build 17 new for-sale townhomes at 892 S. West Temple, a key corner that acts as the de facto entryway to the small urban district south of Downtown.

The property is a former gas station that has sat vacant for about a decade at the corner of 900 South and West Temple. C.W. Urban, a Building Salt Lake advertiser, had been contemplating its plans for the site amid a relatively cold market.

According to information shared on Tuesday, the company now intends to move forward quickly with its new plans.

“These are going to be for sale. We are excited to continue to deliver missing middle for sale housing to the urban core of SLC,” said Darlene Carter, CEO of C.W. Urban. “That will always be an important part of our business.”

The Centerville-based C.W. Urban cut its teeth with its efficient design and construction of townhome-style buildings throughout the capital city. It then expanded into mid-rise construction and single-family detached housing throughout the Wasatch Front and near Mountain Green.

For its townhome projects, the company has specialized in identifying areas where it can add infill in both for-sale and rental projects. Carter suggested the company would act quickly if it can receive approval for the five townhomes that won’t front a public street.

“We plan to mobilize as soon as we have a city permit to do so,” Carter said.

Plans shared with Building Salt Lake show six townhomes fronting West Temple and six fronting 900 South, which is effectively Main Street for the Central 9th District.

C.W. Urban bought the site in 2022 after previous plans fell through. The previous owner’s plans called for 19 new rental apartments and two commercial spaces fronting 900 South and West Temple.

The parcel acts as the northeast corner of the Central 9th district, which runs roughly between West Temple and 300 West.

It remains to be seen whether the district will spill east and west past state-owned surface highways on West Temple and 300 West that currently hem in the district.
