Want to own a Utah ski resort? You can now.

Cherry Peak Ski Resort, a 174-acre destination located to the east of Richmond in Cache County, is listed for sale for $22.5 million, according to online real estate listings.

The listing says buyers have the potential to own an all-season resort, which includes 29 runs over 220 skiable acres, three triple chairlifts, a magic carpet, terrain park, night skiing and necessary facilities for operations. The mountain also features a 5-lane tubing hill, ice skating and mountain biking trails.

“Tucked between the 44,523-acre Mount Naomi Wilderness and 14,484 acres of state land, this is a fully operating resort, four-season event venue, and development opportunity in one asset,” the listing says. It adds that the resort is about a 15 minute drive from Logan’s airport and an hour and a half from the Salt Lake City International Airport.

The listing also notes the potential for building and expansion of the existing facilities, as the description says, “With city utilities, year-round county road access, numerous existing entitlements, potential for 15+ room incidental lodging, and multiple single-family home development opportunities, Cherry Peak is positioned for its next chapter.”

The mountain also features a vertical drop of 1,265 feet, going from the summit of 7,040 feet to its base elevation of 5,775 feet. The resort’s namesake, Cherry Peak, rises above the resort to the east at 9,765 feet.

“The setting is further enhanced by Cherry Peak Canyon, where mountain trails extend toward the Mount Naomi Wilderness and create a direct connection to the surrounding backcountry,” the listing says.

Included in the listing is Cherry Peak’s three-floor lodge, which totals 15,784 square feet. The first floor houses the resort’s operations, while the second floor features commercial kitchen capacity and porch access. The third floor features a ballroom and areas for weddings, retreats and other events.

Cherry Peak is home to events through all four seasons, as the resort also hosts a summer concert series.

Messages to the listing agent, Rob Silk of Great Plains Land Company, were not immediately returned. A message sent to Cherry Peak seeking comment was also not immediately returned.

According to Ski Utah, Cherry Peak is Utah’s newest ski resort, as it opened in 2015. Ski Utah also says the resort is family-owned by John Chadwick, whose family initially bought the property back in 1967.

Construction began in 2013, and Chadwick reportedly, “financed the entire resort with private investors instead of obtaining loans,” according to Ski Utah. It’s not clear why the resort is now being listed for sale.
