20-unit studio project designed next to Red Iguana 2 in Euclid/Fairpark

Continuing to capitalize on proximity to TRAX and Downtown, a small local developer is looking to build a market-rate building offering 20 micro units in an increasingly busy neighborhood next to the Folsom Trail and the North Temple transit corridor.

Bordering the parking lot for Red Iguana 2, one of the city’s most renowned restaurants, the project fronts both 844 W South Temple and 843 W Emeril Ave.

The two-story structure will reach 32 feet in height, when 60 feet is allowed in the TSA-UN-C zone.

The project’s 20 units on .24 acres yields an impressive density near 80 units/acre.

Called Aarhus, perhaps after the city in Denmark, it is “designed with a Scandinavian feeling behind it,” according to architect Russell Platt in application materials.

The project is still in the pre-screening stage, so the application is short on some details, like the square footage of the studio units.

The owner of the project, and the two parcels, is listed as Kenny Farnsworth/Lone Shadow Properties.

The site sits just .16 mile from the Jackson-Euclid TRAX station and has zero off-street parking requirements. Three stalls are provided in the plans.

Platt has designed 10 units on each floor, with a double-loaded corridor. It is unclear if the project offers amenities. Building perspectives show a large patio/balcony on each end of the building, which is likely shared space. In addition, there appear to be storage closets for each unit provided on each floor.

Renderings also show half of the units enjoying a small patio/balcony.

The project will likely been seen in the Spring by the Planning Commission.
