A popular brewpub in the Ballpark neighborhood has closed its doors amid an ongoing dispute with its landlord, in a move the brewery said would be temporary.
Shades Brewing, which relocated from South Salt Lake to a newly retrofitted building at 1388 S. 300 West, announced Monday via its Instagram page that the establishment would close its doors, though they hope to reopen in October.
“This closure is the result of a dispute with our landlord over alleged defaults and deadlines tied to construction issues,” the Instagram post says. “To be clear, we dispute that we have defaulted under our lease.”
The post adds that the brewery has received media inquiries regarding its legal dispute with its landlord, but Shades’ operators wrote that they are unable to comment further “due to liability.”
The closure comes months after Shades’ landlord — Axiom Properties, a subsidiary of the J. Steven Price’s Price Realty Group — filed a lawsuit against the brewpub in June alleging the business defaulted on its lease in May. In court records, Shades has consistently denied that it ever defaulted on its lease terms, and the brewery reiterated that sentiment in its Instagram post Monday.
The lawsuit alleges that Shades defaulted on its lease in May before receiving a three-day notice on May 12, though the lawsuit adds that the brewery later made payments that were due. However, the landlords allege the brewery further violated its lease after Shades allegedly failed to complete work that was outlined in the lease. That work included construction of a rooftop patio and the installation of all HVAC work, according to the lawsuit.
In its response in court, Shades denied those claims.
The lawsuit alleged that Shades owes its landlords over $21,000 in unpaid rent as well as nearly $77,000 in abated rent based on the defaulted lease. Court records indicate the lawsuit between Shades and its landlord is still ongoing in Salt Lake County’s 3rd District Court.
Shades Brewing has been in its Ballpark location since June 2023 when it signed a lease, according to the lawsuit.
