As South Salt Lake continues to promote drive-ins and restaurants within its downtown core, a different proposal was filed with Salt Lake City on the northside of 2100 S. Blackbox Studios, in partnership with the property owner, are looking to develop an empty parcel into eight townhomes split between two buildings.
Located at 2020 S. Main Street in Salt Lake, the .33 acre lot currently acts as storage for the owner of Living Home Construction, and is totally fenced in.
According the the application letter, the owner, “feels invested in this neighborhood and looks forward to improving the block with a design that is well considered to help activate the street with residential use.”
The townhomes are being proposed as more drive-thrus and restaurants are popping up in the area nearby. A planned In-N-Out, a new Chipotle, and the famous first in Utah, Jack-in-the-Box. The area to the north of the project however features many two-story single family homes.
There are two different unit types, the internal and external units. Internal units would be 2,821 sqft and include three bedrooms and three and a half baths. The external units would be 2,421 sqft and have a loft in the front and feature two bedrooms and two and a half baths.
The eight townhomes will be rear loaded off a new planned alleyway with both buildings facing east, one being along Main Street. They would feature raised garden boxes, two car garages, and landscaping in the fronts and balconies for internal units.
The project will need Planning Commission approval since they are seeking set back exceptions on multiple lot lines. Part of this is due to the architect wanting the alleyways to mimic the ones nearby, and to have the townhomes fronting Main Street closer.
