Sandy City Council approves rezone on 7800 South for proposed townhomes

A project that would add a handful of townhomes at 886 E. 7800 South in Sandy is moving forward.

On Tuesday, the Sandy City Council voted 4-3 to approve the rezone of two parcels totaling .91 acres from single-family subdivision (R-1-8) to residential multi-family (RM 10). The location is a short walk from a Harmon’s grocery store to the west and High Point Park to the east. The lots are also down the street from a Route 213 UTA bus stop.

Currently, the plan for the two plots calls for developing the land into nine townhomes. Last month, the Sandy Planning Commission voted unanimously to recommend the approval of the rezone.

The recently rezoned plots along 7800 South in Sandy.

The zone change allows the two parcels to have a higher density, as RM 10 allows for density up to 10 units per acre, and this project would have a density of roughly 9.7 homes per acre. According to the Sandy staff report on the possible rezone, there are at least four other multifamily projects in the area that have 10 units per acre.

Sandy City Council members had mixed reactions to the proposal. Council member Cyndi Sharkey said she would vote no on the rezone, saying this project is out of alignment with the current housing and ongoing projects in the area.

On the other hand, Council member Brooke D’Sousa said she felt comfortable with the plans and moved to approve the project. She said this type of housing helps address the missing middle-housing deficit that plagues all of Utah.

The Sandy City Council voted to rezone two plots of land at 886 E. 7800 South.

Though the rezone was approved, the city staff report says the project would need city staff’s final approval to ensure the plans align with city code.
