South downtown building to become new storage facility

A Downtown property that’s within an opportunity zone and redevelopment area that sold as it was headed for the auction block is apparently set to become a storage facility. 

The building at 669 S. West Temple had been used for a variety of purposes since it was built in the late 1970s. 

This spring, it was on a list of properties on the Salt Lake County property tax sale list. Sitting within the D-2 zone and immediately next to D-1, the property was the most noteworthy on the list for sale before it was removed.

County records show the building was sold to a business called Storage West Temple.

The company is registered with the North American Industry Classification System (NAICS) as a Warehousing and Storage business.

The sale is notable, given the location near Downtown and the Granary District, as well as its location near a transit station around the corner.

Investors have been pouring money into opportunity zones, which were tax-friendly districts created as part of the 2017 tax reform passed by Congress. Those investments have been fueling the growth of apartment-heavy areas like the Granary District, Post District, parts of Downtown and more.

It is somewhat rare for investors to pick up a building with dense zoning and convert it into a storage unit.

Ryan Bybee, one of the owners listed for the company, didn’t respond to a request for comment about his plans for the property.

The subject property sits next to the D-1 zone, near where Intermountain Health is asking the city to rezone its property to D-1.
