A local food and beverage company is outgrowing its digs in south Downtown.
Located at 857-865 S. Main, Proper Brewing and Proper Burger transformed a former car dealership in a less-than-vital part of the city into a bustling oasis just east of the Central Ninth neighborhood.
Proper’s owners are now looking to sell the location and expand.
The .47-acre parcel hosts two buildings providing 16,400 square feet of spaces for a brewpub, beer production, fast casual dining, events, and offices. It sits on D-2 zoning, and its street-front parking lot offers developable space.
The listing, by local brokers UTerra, makes note of the property’s proximity to major new investment, including Intermountain Healthcare’s new campus being planned for the old Sears site just a block to the north.
It is also in an Opportunity Zone and the Redevelopment Agency’s State Street Project Area.
The property is listed at $6,590,000.
Where’s Proper going?
Ideally, the burger restaurant will stay, in a lease-back agreement with the buyer. Proper Burger has thrived in the location, Sean Neves, one of the listing agents, told us. The problem is that beverage production, located in the north building, has outgrown the facility’s capacity.
Needing 20,000 square feet for their expanding craft beverage operation, Proper Brewing is likely moving out of Downtown.
Proper has expanded recently, opening Proper Burger in the Delta Center, as well as a brewpub in Moab. It closed its original Sugar House location, called Stratford Proper, in late 2023, and still runs its original location in the Avenues and another in downtown Sugar House.
Neves told us that owners see the future of the brand being led by two engines, Proper Brewing and Proper Burger.
The rest of the block
Just a few steps to the north at 837 S. Main sits the former Uncle Bart’s, Tinwell, and The Pines bar. Transformed in 2015 by a group from Tucson headed by Aric Mussman, Tinwell was purchased by Dick N Dixie’s owners Will Bourne and Kirsten Fowler in 2020 and opened in 2021 as The Pines.
Now shuttered, it has been on the market and under contract several times, Neves told us.
Also notable about the block: 5.73 of its 10 acres are controlled by Ninth Street Development and Wolf Building LLC, owned by the fundamentalist LDS Kingston clan. Their properties include the entirety of the 900 South frontage, which includes the Milk+ nightclub, and approximately 80% of the State Street frontage (excluding the Taco Time restaurant on 800 South).
Whether the Kingstons will be interested in the new listing will be seen.
