A slate of 22 new townhomes could join similar developments along 2100 South in Liberty Wells, as the Salt Lake City Planning Commission voted Wednesday to move forward with the plans with a taller building height than typically allowed in the zone.
The project — located at 377 E. 2100 South and named the 21st 400 E. Townhomes — was quickly approved by commissioners in a unanimous vote. The commission approved the townhome plan with no discussion, as the development was on the meeting’s consent agenda.
In total, the townhome development is on 2.36 acres of land, which is currently vacant, according to a city staff report on the development. The land is currently zoned as Community Business (CB).
Commissioners voted to allow the townhomes to have an increased height of 35 feet, which developers will use to build rooftop decks on 10 of the units that face 2100 South. Developers also requested a sidewalk in the north landscape buffer area, which commissioners approved as part of their Wednesday vote.
The remaining 12 would not have rooftop decks, as those units would have a single family home directly to the north. City planners wrote in the staff report that the decks, “could lead to privacy concerns for the north neighbor.”
Each unit would have a two-car garage, two bedrooms and 2.5 bathrooms, plans submitted to the city say.
The current plans have shifted slightly since January, as past plans included some three-bedroom units and all but five of the units featured a rooftop deck.
In previous filings with the city, developers said the townhomes would initially be for rent. However, the plans say the development would, “later be converted to condominium ownership and sold to individual owners.”
“The project will be run and managed by a professional property management company,” developers wrote in a project summary to the city. “Upon its conversion to condominium ownership, the project will be overseen by a professional homeowners association company.”
With approval from the Planning Commission, the townhome project will be able to move forward. The project will be the latest to dot 2100 South, an area at the southern border of Salt Lake City that has seen a number of new townhomes and apartments in recent years, as well as a heavy amount of road construction.
