Millcreek to consider approving townhomes, condo development along 700 East

Members of the Millcreek Planning Commission will consider a measure this week that could pave the way for a new 14-unit, owner-occupied development just off 700 East.

The proposal, which will be heard Wednesday during the city’s next planning commission meeting, will consider whether to grant what city ordinance calls a major subdivision and a conditional use permit for the prospective development at 4317 S. 700 East. The proposal follows the city’s move in April to approve a rezone of the .93 acre plot from Single-Household Residential (R-1-8) to Multifamily Residential (R-M).

Plans call for three buildings: two triplexes on the plot’s east side would include a total of six three-bedroom townhomes, and a building to the west that would consist of eight condominium units with varying sizes, according to a staff report prepared by Millcreek City planners. The report also indicates the condo building would front 700 East, while the townhomes would have their access road connect to S. 730 East.

The eight units in the condo building would include one three-bedroom unit, three two-bedroom units, three one-bedroom units and one two-bedroom ADA-compliant unit. The development would have a maximum height of 35 feet.

The condo building would only consist of two floors, with 20 parking spaces and the ADA unit on the ground floor, and the other seven units being on the second floor. The upper floor units also include balcony space.

One of the townhome triplexes would have three levels, while the other triplex would have two. Each of the six townhomes would have three levels and have a two-car garage. All six units also include covered deck space on the second level.

The city staff report says the project’s developer plans to subdivide the land to pave the way for owner-occupied units, which is always a welcome sight in Salt Lake County’s renter-heavy market.

City staff concluded that the property met the requirements of the R-M zone and recommended that the planning commission approve the project. The planning commission’s meeting will take place at 5 p.m. Wednesday at Millcreek City Hall.

If approved, the development would be the latest for-sale development project approved in Millcreek. Like Salt Lake City, Millcreek is increasingly the site of new developments for both for-sale townhomes as well as a number of apartment complexes near the city’s center.
