Developers are moving quickly toward building a new, student-focused housing project along 400 South in the East Central neighborhood that was approved by city officials earlier this month.
A demolition permit was filed Tuesday for the old OfficeMax building, located at 410 S. 900 East, according to documents submitted to Salt Lake City. The permit requested, “demolition of the existing retail building (OfficeMax) and site to make way for the student housing project planned for this site.”
The old OfficeMax site is slated to be the future home of the Chapter SLC development, a large project that would consist of 252 units and a capacity of 696 beds.
Chapter SLC was approved by the Salt Lake City Planning Commission less than a week before the demolition permit was filed, as developers are moving quickly to start work on the building.

The building’s plans show it would consist of five residential, wood stories over 2.5 concrete parking levels. The site consists of 1.94 acres, and Chapter SLC would also include ground floor uses, like a cafe space that would be open to the public.
The land is currently zoned as Transit Station Area – Urban Neighborhood Station – Core (TSA-UN-C), as the building would be just feet away from the 900 East TRAX Red Line stop that would quickly be able to take students to and from the University of Utah.
Chapter SLC is being developed by Cole West, a Building Salt Lake advertiser, and the building would be the company’s first “purpose-built student housing opportunity,” according to Cole West vice president of development Walker Wood.
The corner of 400 South and 900 East is set to be a busy intersection for development. The land just east of the old OfficeMax is slated to become for-sale townhomes, as the city planning commission approved that proposal in July.
