Change is coming to State Street in Salt Lake City’s Liberty Wells neighborhood under a pair of proposals that were given the go-ahead by the Planning Commission in the past two weeks.

On Wednesday night, the commission approved a zoning amendment and master plan amendment that would allow for a mixed-use development at 1435 S. State.

The new building would be effectively split into three along its facade, though it would technically share a podium, making it one building.

It’s just the latest mixed-use project proposed by the local Colmena Group, which has been pitching projects along State Street after the collapse of its master plan for the Sears Block.

The building approved on Wednesday night would have a slightly lower than 1:1 parking ratio, providing 173 parking stalls for 181 residential units and two retail spaces.

The project is south of Coachman’s diner, which was approved for a rezone but appears to be stalled out and unlikely to be carried out.

Colmena is also working with the developers behind the Maven District in Central City on a new mixed-use development in Liberty Wells at 1815 S. State, which received a rezone from single-family residential to high-density mixed-use.

The firm appears focused on spreading development down State Street after selling its property to Intermountain Health for a mysterious new hospital.
