Boyer Company pitches new 350-unit development off North Temple

by | Oct 29, 2024

The Boyer Company would replace an existing west side storage facility with 350 new apartments under a new proposal that would require approval from the city for additional height.

The new housing, on 2.91 acres at 523 W. 200 N., would continue the buildout near North Temple station northwest of Downtown.

Boyer wants to build the six-story, 85-foot building that would largely match nearby buildings to the east but would require special permission from the city due to its extra 20-25 feet of height not allowed by the Transit Station Area zone it sits in.

“As Salt Lake City continues to expand, the northern areas near downtown are poised for significant development, with city growth strategies focusing on higher-density development that enhance walkability and public transit access,” Boyer wrote in its design review application.

The development would continue the practice of developers deciding to include a high parking ratio despite not being required to include as many off-street parking within the TSA zones.

It will provide 439 vehicle parking stalls on all six levels, including 104 electric vehicle stalls, and the minimum 58 bike stalls. The off-street parking would take up 31 percent of the building’s total footprint, or 4 acres total. (For context, the units themselves take up 6.1 acres total.)

Boyer made it clear that it will market the new development as an attractive option for commuters looking to live near the city’s urban core while working elsewhere.

Boyer would need the city to agree to allow it to build an additional 25 feet, or about two extra stories not allowed by-right in the TSA-UC-T zone.

The city is underway on efforts to streamline its commercial and mixed-use zones, including the TSA zones that surround light rail and commuter rail stations like the one Boyer hopes to build on.

Under that work, TSA-UC-T zoning would be changed to MU-6, which would allow buildings that are up to 65 feet tall. (The zone currently allows buildings up to 60 feet.)

Project Details

  • Studios: 28
  • One-Bedroom: 237
  • Two-Bedroom: 85
  • Total: 350 units

If it can obtain city approval, units in the so-called District North building would average 764 square feet throughout the building, ranging from 541 square feet for studios, about 700 square feet for one-bedrooms, and about 1,150 square feet for two-beds.

Studios won’t have balconies, while the larger units will have small balconies.

Set two blocks off the main North Temple drag, the building won’t include any retail space. It will include a lobby fronting 500 West and lounge fronting 200 North.

200 North will be lined with townhome style units.

The building’s west facade will be 368 feet long.

Residents in the new building could likely throw a disc onto the North Temple FrontRunner station from the proposed clubhouse and fitness center on the building’s rooftop. But they would be separated from the station by the tracks themselves, adding about 10 minutes to walk from the building’s front door to the station.

Like the buildings in the so-called Hardware District east of the tracks, District North’s massive parking structure would front the trains passing by the building.
